Single-Family Homes Market Overview

The median price for single-family homes in Mammoth Lakes saw a big jump during the month of March with the year-to-date median price $1,615,000, this is based on 16 sales for the year proving a 24.5% increase from 2024. The median price in 2024 was $1,300,000, based on 57 home sales. The Median price was driving up by a greater than normal number of sales near the upper end of the single-family sales range.

The graph below reflects monthly changes in median home prices for 2024 and 2025. Prices generally declined through 2024, but February 2025 saw a notable spike, attributed to several sales over $3,000,000. This is part of the reason for the sharp increase in the year-to-date median price.

The median price per square foot has increased from 2014 to 2025, with slight dips observed in 2023 and 2024.

Condominium Market Overview

The median price for a condominium in Mammoth Lakes in 2024 was $725,000. As of April 1, 2025, the median price for a condominium home increased to $879,000. This increase is attributed to several new condominium sales in “Obsidian” driving the condominium market, and while year to date pricing is 21.24% higher than seen in 2024, this figure is slightly lower than observed last month.

  The Median price of condominiums by month is sporadic. This is attributed to seasonality as well as changes in the regional and national markets. Last month there were a good number of homes at the lower end of the sales range contributing to the monthly decline in the median price.

Inventory Levels

Active condominium listings peaked in September 2024 with 98 properties. The past three months have been showing increases in the total number of active listings. Total inventory increased 15% from last month.

In 2024, 23 residential land sales occurred in Mammoth, with a median price per square foot of $39. In 2025, there have been 4 sales year to date with the median price per square foot rising to $32.
