When considering the luxury home market in Mammoth Lakes, eight premier neighborhoods stand out:
Starwood: A golf course community located in the center of town along Mammoth’s only 18 hole golf course… Sierra Star. Most of the homes in this neighborhood are estate quality homes ranging from 4,000 to 8,000 square feet in size, and sit on 1/4 to 1/2 acre lots. Approximately half of the homes have golf course frontage with views of the fairways. In order to maintain Starwood’s design and appeal standards, CCR’s have been incorporated into the subdivision’s by-laws. These CCR’s also restrict residents from renting homes on a nightly basis.
Snowcreek: Located on the Snowcreek Golf Course, at the southern most edge of town, this gated community reflects slightly older homes with views of the Sherwin Mountains and Snowcreek Golf Course. Because the golf course bounds the southern edge of the subdivision, new development is not likely to take place in this area and privacy will be maintained in perpetuity.
The Bluffs: Perched above Snowcreek Fairway Ranch is the Bluffs neighborhood. This neighborhood is located among historic remains of Mammoth’s past and embraced by natural wooded surroundings. Most of the homes along the perimeter have unobstructed views of the local mountains or Mammoth Lakes below. Homes are typically premium quality and often set the upper end of the sales range for single family sales in Mammoth Lakes.
Juniper Ridge: If you are a skier or snowboarder and appreciate a quality home, then perhaps Juniper Ridge is your neighborhood. Juniper Ridge is located directly on Mammoth Mountain Ski Area’s “Chair 15” ski slope. Ski-in, Ski-out access is available to those homes on the northern edge of the subdivision while interior locations and the homes at the southern edge possess amazing mountain views. Juniper Ridge is bound by the Valentine nature preserve at its southern edge and seeing wildlife pass through the neighborhood is not an uncommon experience.
Grayhawk: Mammoth’s newest luxury home subdivision is Grayhawk. This neighborhood is located at the western most edge of Mammoth Lakes and sits on the sloping topography of Mammoth Mountain. Most of the homes in this neighborhood have incredible views of the local mountains, and in some cases as far as the White Mountains 40 miles to the east. Homes in Grayhawk are custom, but mixed in design. Unlike other luxury neighborhoods Grayhawk tends to have more contemporary designed homes. Grayhawk does have a ski-in, Ski-out access point near the top of the subdivision.
Crooked Pines: A pocket subdivision lining the western edge of the Lodestar Master Plan and the Sierra Star Golf Course. Homes in this subdivision are newer, built of good quality construction and afford views of the 4th fairway. This is one of the few subdivisions in Mammoth Lakes in which some home can be rented on a nightly basis.
Altis: A true ski-in/ski-out development located at the edge of Mammoth Mountain Ski Area’s Chair lift 15, this project was originally intended to be completed as attached townhomes. Market conditions demanded a more luxurious and individualized uses and in 2012 the Mammoth Lakes Town Council approved the project to be built-out as 9 single family homes, along with two existing duplex floor plans. These future homes will be located within a resort zoning and will have the ability to be built rented on a nightly basis.
Tallus: Originally built as a 1/6 fractional ownership, these elegant beauties are now offered with full ownership. Three floor plans boast 5,000 square feet of living area and face the Sierra Star Golf Course. Altis goes above traditional condominium ownership, hosting an elegant clubhouse with indoor pool and spa, concierge services, and privacy.
