Mammoth Crossing New Development in Mammoth Lakes 2026

The project falls under the North Village Specific Plan, originally adopted by the Town of Mammoth Lakes in 1991 with an associated EIR certification. The plan has received amendments in 2004, 2014, 2017, and subsequent years.
The project, developed by New Course Enterprises, covers three corners of the intersection, with proposed uses including lodging, residential units, retail/commercial space, parking, and related amenities. Employee housing is proposed as part of the overall project but is not anticipated to be located on-site. All sites are planned to connect to the town’s bike path system.
These three projects are proposed just blocks from the core of the Village at Mammoth and Mammoth Mountain Ski Area’s village gondola system and are expected to bring a level and quality of service not yet seen in Mammoth Lakes. These three brands are known for their 5-star services. The JW Marriott hotel brand was established in 1984 with its first property opening in Washington, D.C., named in honor of J. Willard Marriott, the founder of Marriott Corporation. It has since grown into a global luxury chain under Marriott International, emphasizing sophisticated design, wellness, and exceptional hospitality in over 100 properties worldwide. The Ritz-Carlton Residences trace their roots to the iconic Ritz-Carlton Hotel Company, founded in 1983 but drawing from Cesar Ritz’s legacy of luxury hotels dating back to the late 19th century. The residences program launched in 2000 with the first property in Washington, D.C., offering whole-ownership luxury homes with Ritz-Carlton services like concierge, housekeeping, and amenities in vibrant cities and resorts. JW Marriott Residences extend the JW Marriott ethos to branded living, debuting as part of Marriott’s expansion into residential properties in the early 2000s, providing owners with resort-style living, personalized services, and access to global privileges through Marriott Bonvoy.
Sold by Matthew Lehman Real Estate in 2024, the proposed Mammoth Crossing project involves redevelopment of the intersection at Main Street (Highway 203), Lake Mary Road, and Minaret Road in Mammoth Lakes. A concept review application status update and presentation for the project were included on the Town of Mammoth Lakes Town Council agenda for March 4, 2026.These three sites consist of approximately 10.47 acres in aggregate: Site 1 consisting of 1.79 acres, Site 2 consisting of 4.52 acres, and Site 3 consisting of 4.16 acres. Sites 2 and 3 have down-sloping topographies from the Lake Mary and Main Street grades. While this type of topography is not always ideal, the developer has taken advantage of it by placing the understructure parking below grade and offering commercial and entry points at street level.

Northwest Corner (Site 1: Former Whiskey Creek Restaurant and Old Inyo Mono Title Building area, associated with Mammoth Brewing Company tenant)
- Proposed: JW Marriott Resort and Spa, subject to an existing lease with current site tenants.
- Details: 196-room hotel with spa, dining, and public spaces; 26,000 square feet of conference facilities, including a 6,000 square foot ballroom and additional meeting rooms; ground-level commercial/retail; public plaza.
Design elements: Underground parking on three levels; structure designed to cascade from the center toward surrounding roads; materials include stone, heavy timber, and dark metal accents; incorporation of elements referencing Devils Postpile geology; pocket park; porte-cochere along Canyon Blvd.; pedestrian pathways.

Southwest Corner (Site 2: Former church, lodging, and log cabin area)
- Proposed: Ritz-Carlton Residences with street-level commercial component.

- Details: 86 residential units; retail shops, a larger restaurant, and supporting amenities at street level.
- Design elements: Entry at Canyon Blvd. and Lake Mary Road; potential replacement location for Mammoth Brewing Company (pending negotiations); bridge connection to Site 3 for pedestrian access; public parking on Site 2 (and Site 3).

Southeast Corner (Site 3: Former Ullr Lodge and Whitestag Lodge area, known as “White Stag Corner”)

- Proposed: JW Marriott Residences.
- Details: This portion will include luxury for-sale residences branded as JW Marriott Residences, offering 2, 3 and 4 bedroom options with premium amenities and views of the surrounding landscape. Like the Ritz-Carlton side, it emphasizes elevated living with access to shared facilities, including approximately 100 public parking spaces across the project to benefit the community.
Design elements: Bike trail along northern edge with setback from Main Street; greenbelt area along northern edge; parking access from southern edge along East Bear Lake Drive; public parking on Site 3 (and Site 2); building materials include natural stone and wood finishes.
The proposals include public parking on Sites 2 and 3. The project scale is consistent with the North Village Specific Plan and its amendments. The concepts reference prior environmental reviews and zoning, with the March 4, 2026, Town Council item representing a status update in the planning process.
