Condominium Market Overview
The condominium market in Mammoth Lake’s is the biggest residential market and best indicator residential buyer attitudes. Short term rentals continue to be an important Driver, with notably more units being planned on development sites near the Village.

Pricing: December pricing was exceptionally high due to 10 Limelight sales
Demand: Sales volume dropped significantly last month, but not unusual for January
Inventory: Active listings are up 44% over last January, but down vs. December.
Rates: Interest rates are seeing a consistent drop over the past year.

Median home prices are notably higher than the $1,300,000 median for all of 2025 and greatly higher than the $980,000 observed this time last year. Total days on market continues to drop while inventory increased slightly over the past year. Interest rates continue to drop making purchases slightly more attractive.
