The median price for single-family homes in Mammoth Lakes is showing slight increases in 2025 compared to 2024. The median price in 2024 was $1,300,000, based on 57 home sales and current year-to-date median prices are $1,350,000, but this is based on only 7 sales thus far. Sales in February were slightly higher than January.

The median price for a condominium in Mammoth Lakes in 2024 was $725,000. As of March 1, 2025, the median price for a condominium home spiked to $949,500. This increase is attributed to a number of new condominium sales in “Obsidian” driving the condominium market.
