The median price for single-family homes in Mammoth Lakes is showing slight increases in 2025 compared to 2024. The median price in 2024 was $1,300,000, based on 57 home sales. Current year-to-date median prices are $1,400,000 and this is based on 21 sales thus far.

The median price for a condominium in Mammoth Lakes in 2024 was $725,000. As of May 1, 2025, the median price for a condominium home was $864,500, which is 19.24% higher than observed in all of 2024.

The median price of condominiums is continuing to increase and is consistent with increases in the median single family home prices. What is interesting is that median condominium prices are increasing while inventory levels are also increasing.

Active condominium listings peaked in September 2024 with 98 properties, but current inventory levels are quickly rising and approaching the highs for the past 12-month period. Inventory levels have increased 21% in the past month and 64% year-to-date. For comparison, inventory levels in May of last year were at 55.
