Here are a few real estate market trends for June 2016 in Mammoth Lakes.
As one can see the Year-to-Date median prices for single family homes are trending slightly below 2015 figures. This appears to be partially due to the fact that in 2015 the new construction sales and popularity of homes selling on the Sierra Star Golf Course were in high demand.
I’ve also taken the time to see if the slight decline was exclusively attributed to new home sales and found that it was not, only about 3% of the 14% decline was
attributed to new construction. Below is a trending that shows the median price of re-sale (not new construction) single family homes. The decline is approximately 11% vs. 14% shown above.
Finally, we can take a look at the condominium market in Mammoth Lakes. This is the largest sub-market of residential housing in Mammoth Lakes and often the best indicator of overall real estate trends. The condominium trends are still showing slight declines vs. 2015 (-3%), but they are certainly not as dramatic.
Keep in mind all of these trends are reflective of 2016 year-to-date and they do not include forest service cabins or mobile homes on rented land.
