When I hear the term “Ideal” in Real Estate, it brings my mind back to a class I took where the term “ideal” was used to define a home sought after by the majority of a specific market. For Example: in Mammoth Lakes an ideal home is a three bedroom home with an ancillary room, two and a half bathrooms, and roughly 2,200 square feet of living area. It’s a craftsman style home with some sort of mountain view and a southern exposure and a two car garage. Now, keep in mind an ideal home may not be the home of your dreams, but instead a home best catering to the needs of a given market.
Today, I want to break away from the formal term ideal and discuss a home that fits my personal version of ideal. This home is something I would find to be perfect for my needs, my tastes, and my own lifestyle. For me, this means a home that is beautiful from the exterior and is finished with good quality materials, but not so over the top with quality the price is unattainable with regard to affordability. I prefer a home that has beauty, but also the practicality of living in the mountains. It has to be strong, offer good sun exposure, views, and should be walking distance to some sort of ski and snowboard access. For me, this home is 175 Convict Drive! Keep in mind I’ve been in thousands of homes, and this one has an appeal that just seems to fit well.
Design and Appeal: The design of this home was well thought out. Many two story homes in the mountains have either a long single flight of stairs leading from the ground level to the second floor entry and living area, or a ground level entry with a long flight of interior stairs leading to the second level living area. 175 Convict Drive has half of it’s stairway on the exterior of the home, an entry and then set of stairs at the interior leading up to the second level or down to the first level. The entry has high ceilings with slate flooring, an antler chandelier, and plenty of glass widows for natural light.
Kitchen: The kitchen of 175 Convict Drive is laid out with southerly views toward the Sherwin Mountains. It is open and faces into the living room making it perfect for entertaining. A counter separates the kitchen from the dining area and affords easy access to the southern exposed deck. The kitchen has granite tile counters, stainless appliances, walk-in refrigerator, instant hot water, a grill, and custom wood flooring.
Living Room: The living room has vaulted wood ceilings with recessed lighting and a handsome stone fireplace. The living area has light wood flooring and opens to a southern exposure affording ample sunlight and views. The living room is at the center of the home and just between the dining area and Master Bedroom.
Office: The office in this home is quiet room just off the living room and is perched above the entry area. It could easily be used as an additional sleeping area if desired.
Bedrooms: The home has four bedrooms, a Master suite on the upper level with the living room and kitchen, and three bedrooms on the ground floor with a larger family room in between. The nice thing about having the Master Suite on the upper level and separated from the other three suites is that it provides all the needs of the owners on one level and separation from guests/kids who can essentially live on the first floor.
Bathrooms: The Master Bathroom in this home is finished with custom travertine tile. The floors are heated and the baths and showers are enclosed with glass doors. The master bath does has a Jacuzzi tub and is perfect after a day on the slopes.
Garage: 175 Convict Drive has a large two car garage with access into the downstairs family room.

Other: Walk downhill to the Village at Mammoth, catch the gondola up to Canyon Lodge and walk downhill again from Canyon Lodge to home… downhill both ways is tough to beat. The gondola passes over the top of the home providing a unique resort town experience without noise or intrusion.
