The newest subdivision for single family homes in Mammoth Lakes for 2016 and 2017 is the Gray Bear subdivision. This new neighborhood was conceived by a local Mammoth builder and has been the only substantial new construction in the area for the past 3 years, with most homes selling before being complete.
Homes in the Gray Bear have been particular popular in comparison to their re-sale competitors due to the fact the Gray Bear homes were built in a “Resort” zoned area, thus allowing nightly rentals to visitors. Most single family homes in the Mammoth Lakes area do not allow the renting of homes under 30 days at a time. .
The newest homes of the Gray Bear subdivision are located on East Bear Lake Drive, just off of Minaret Road, and front on the fairways of the Sierra Star Golf Course. Many of the homes facing the 8th fairway have views of the Sherwin Mountains and receive great southern sun exposure. The Village at Mammoth is located approximately 1/4 to 1/2 mile north of the subdivision, offering easy access to restaurants, nightlife, ski access, and much more. Most of the homes range in size from roughly 2,200 square feet to 3,200 square feet.
