The Trails is best known as Mammoth’s family neighborhood due to its location next to all of Mammoth’s local schools and Cerro Coso Community College.
The Trails is appropriately named for its connectivity to the Mammoth Lakes Trails System, affording the neighborhood residents walking and biking access to the rest of the community. Students can walk from their homes to their respective schools during any season as the trails are maintained throughout the year.
Most of the homes located along the northern edge of the community back to the Mammoth Industrial Park and tend to sell at prices lower than comparable homes not located along the industrial park. Homes along the southern edge of the subdivision back to open space lands and often have excellent mountain views.
Another attractive feature of The Trails is the fact that it is located on the east end of town at an elevation that is lower than the majority of Mammoth Lakes. As a result, The Trails receives less snow accumulations and experiences a greater sun exposure and higher melt rate.
With so many families living in the Trails neighborhood, Volcom Skate Park and the Trails End Park are both considered very convenient. Both parks are located at the eastern most edge of the neighborhood and are accessible by way of the Mammoth Lakes Trail System.
