This week a client of mine asked me to find him an upgraded condominium unit close to Canyon Ski Lodge and within walking distance to the Village at Mammoth. While there were a number of projects to consider we ended up placing great focus on the Mountainback Condominium complex. This complex appealed to my client not only because of its good proximity to Canyon Ski Lodge and the Village at Mammoth, but also because the complex has underground parking and was on the bus route. The complex is also appealing because units will rent well during the summer as well as the winter months.
Historically, units further to the west have been more appealing because they are closer to Canyon Ski Lodge, however with the development of the Village at Mammoth, units at the east end of the complex have become attractive because they are so close to the “Village”.
Another attractive feature about Mountainback Condominiums is this complex is not considered a “Condo-tel” and therefore possesses the ease of conventional/traditional financing. Several complexes in Mammoth Lakes have fallen victim of “blacklisting”, a characteristic cash buyers should be aware of when considering a purchase in the area. While a cash buyer may be able to purchase a blacklisted condominium at an attractive price they should remain aware that they could encounter difficulty when selling as many buyers will require conventional financing.
