Condominium Market Overview
There have been 11 condominium sales in 2025 thus far. These sales are indicating a 48% increase in median price vs. the median price for all of 2024. This jump in median price is attributed to the limited sales so far this year, and the sale of several condominiums over $2,000,000.
Inventory Levels
The number of condominium listings has remained consistent in 2025 with 56 active listings at the beginning of January and February. The Median Price per square foot was notably higher, attributed to several high-end townhome sales in February. Pending condominium sales suggest median prices may remain high into the summer months. These pending sales are of new Townhomes.
Vacant Land
Because it is so early in 2025, there are very limited sales reflecting market activity. Year-to-Date there has been only 1 residential land sale in Mammoth. Residential development has been relatively steady in recent years, shrinking the number of vacant residential lots available for purchase and future development. This will likely lead to increased desirability, and pricing, for the remaining lots.
