As of February 1, 2020, the year-end median single-family home price was up 21.72% vs. 2019. The median price for a single-family home in Mammoth Lakes was $965,000; based on a total of 5 sales year to date. The total number of sales in Mammoth Lakes during 2019 was 89 sales. Because the Year to Date data reflects only one month of sales, or 5 sales, the year to date figures are not overly reflective of market attitudes. Condominiums
Year to Date 2020, the condominium prices showed slight declines. As of February 1, 2020, the median price for a condominium in Mammoth Lakes was $420,000; This is based on a total of 24 sales for the year. This median sales price is 6.8% below the median price observed through 2019. As with single family homes, it’s a bit early in the year to make solid conclusions as the data-set for 2020 is very small. We expect the median price and % changes to stabilize more as they year progresses.
Vacant Land
The median price for a residential parcel of land shows a 22% increase vs. 2019. The price per square foot of land however is up 6% vs 2019. There have been two residential sales year to date.

On a personal note, 2019 was a remarkable year for me and my staff. In 2019, I was fortunate enough to finish the year as the top producing sales agent in Mammoth Lakes. In a field with more than 125 qualified professionals I’m proud of this accomplishment but recognize none if it would have been possible without the friendly and loyal client base I get to work with every day. Mammoth can be a tough place to work and often more challenging to succeed. I wanted to express my sincere gratitude to those of you that have entrusted me with the representation of your property and those of you that have been at my side when times were not so great.
Also, I want to offer a thank you to Dave McCoy and his family without whom Mammoth would not be the same place. Dave passed away February 8th, 2020 at the age of 104. He was a hero and friend to all of us and he will be greatly missed by many around the world.
