Real Estate in The Trails Subdivision of Mammoth Lakes is best known as being a family friendly neighborhood. “The Trails” is located at the eastern edge of the community of Mammoth Lakes adjacent to two relatively new parks; Volcom Skate Park and the Trails End community park.
In addition to being close to parks, the Trails is also located adjacent to the Mammoth Elementary School, Mammoth Middle School, Mammoth High School and Cerro Coso Community College. All of these schools are easily accessed by way of the Mammoth Lakes Trail System which weaves through the natural surroundings at the southern edge of the subdivision. Most children are able to safely walk or bike to school year around and prevent their parents from having to deal with challenging traffic congestion at the respective schools during drop-off or pick-up hours.
The Trails is also an attractive place to live as many of the homes in the neighborhood have good mountain views and experience much less snow accumulations that the rest of Mammoth Lakes. The neighborhood has good sun exposure with many cul-d-sac streets keeping car speeds to a minimum.
Some folks new to Mammoth Lakes may consider the industrial part at the northern edge of the neighborhood a potential detriment, but as one that is lived in a home backing to the industrial park I
found it easy to live as there was minimal noise and views to of the mountains to the north.
